So you are a real estate agent that needs more listings, right? Maybe you also invest in real estate, maybe you don't. Either way, we are going to use a technique that investors use to find motivated sellers all the time. The fast cash offer.

You can also find motivated sellers by checking your local foreclosure notices. Whenever a house is going in to foreclosure it must be made public record. These property owners can be reached through a good mailing campaign, or even better, just go knock on their doors.

There are many other places to advertise as well, including local newspapers, billboards, a rider on the yard signs of other listings, and many other places.

As I always say, the key is to be consistent and see what works. When you the advertising avenues that work the best in your area, stick with them and try to make small changes to constantly make the campaign more effective.
