Struggling to sell your home - 3 Mistakes you should avoid

It is no secret that many people are finding it exceptionally difficult to sell their home causing widespread frustration and misery for people across the United Kingdom. There are many factors affecting people's ability to sell their home such as our struggling economy and the problems that some people are having in getting a Mortgage, but for some people the reason they can't sell their property is because of something they are getting wrong.

If you are struggling to sell your property, make sure it's not because you are making one of the three mistakes listed below.

Mistake 1: Over-pricing your property

If you are going to be successful in selling your property then you have to be realistic. You may have plans of what you want to do with the money of your house sale, but your sale price should not be based on how much you need. It should be based on what the property is worth.

To find out what you can price you can realistically expect to achieve from the sale of your property , talk to estate agents in your area, check out the sale prices of similar properties in your area and consider whether the price you set is right in terms of how quickly you want to sell the property.

Mistake 2: First Impressions

If you are getting viewings, but nobody has made an offer, there may well be a reason. If your home appears to be cluttered and neglected, it may make it very hard for potential buyers to imagine living there. To give your property the best possible chance of being snapped up for the asking price, finish any outstanding DIY jobs, remove all clutter, keep the decor neutral. Remember, just because you like a certain colour or decorative theme, doesn't mean everyone else will. By removing as many of your personal possessions from view as possible you make it easier for that potential buyer to see their possessions there instead.

Mistake 3: Not Doing your Home Work

Before you can sell your property you need to have a concrete plan of where you are going and how you will finance this. Unfortunately, many people make foolish assumptions when it comes to their finances and this can lead to the collapse of the whole deal and misery for all parties concerned. For example, some people hear that their current Mortgage is portable and assume that it will be a simple case of telling their lender that they are moving and giving them their new address, this is not the case. Even those with a portable Mortgage need to pass credit scoring and complete an application with their lender and could still have their application refused. Before you do anything else make sure you know exactly where you stand financially, speak to your lender or your Independent Financial Adviser, talk to a Solicitor and find out what each of them requires from you and when. Buyers tend to become nervous when they find out that you haven't had an offer accepted on a new property or if you haven't got finance in place to buy the new property. So before your buyers get cold feet and pull out, do your homework.
