As far as strategies are concerned there are mainly two.
The do it yourself strategy or the let someone else handle it approach. If you do it yourself and succeed you are going to save some money and feel good about it. You also might learn something in the process. If you follow the "let somone else handle it" approach you are going to loose money. And you might not learn anything or as much as if you handled it yourself.

Be Online. Make sure your home has an online presence. Get your home on web sites. Start with the free ones. I would look into Craigslist and anything you can find that is free and seems to be a large website.
Online websites are great but the best web site of all is the MLS. MLS connects to all of the web sites or most of them. This is why real estate agents are able to sell houses. They are allconnected throught the multiple listing service.
Most people don't know thisbut youcan list your home on the MLS yourself. Or I guess you can let someone else handle it. But I wouldn't do that. Flat fee agents are all over the internet and willing to list your home on the mls for a lot less than most of today's full service brokers.
So now you have the best strategy for marketing your home. Let the community know your selling your home. Dont' be shy and get that house online without a real estate agent taking a large chunk of your commission! That is the best strategy.
