Top questions to ask to find the best roofer for your job

1. Are you licensed and insured? Ask for the roofing contractor's California Contractors License Number. You can check the status of the license by visiting the Contractors State License Board site at: http://www.dca.ca.gov/cba/. Make sure the roofing contractor carries both workman's compensation insurance and liability insurance and ask for copies of these certificates BEFORE signing any contract. YOU don't want to be liable for anyone injured on the job because the contractor didn't have insurance. Sometimes a cheaper price isn't really a cheaper price in the long run.

2. How long have you been in business? The longer a company has been in business is definitely a plus. A newer company isn't necessarily a red flag, but their experience and references should be checked more closely. It's also worth noting where the contractor's place of business is in relation to your project, i.e. how long will it take them to get to you in the event of a problem.

3. In addition to the product warranty provided by the roofing material manufacturer, ask how long the roofer warrants his work. This should be at least a year and should be in writing.

4. Ask if the contractor belongs to any roofing trade organizations and/or local contractors associations. Trade organizations usually indicate that the contractor's work adheres to a higher standard to maintain membership.

5. Of course you should ask for references for projects with the same type of roofing material as your job. These should be recent jobs and if possible do a drive-by and look at the quality of the work. Ask if they have a reference where there was a problem that had to be resolved. CALL the references and have them tell you about their experience. If you don't, you have only yourself to blame for not doing the necessary research.

6. If the job is a re-roof, ask the contractor to explain the trade-offs of removing the existing roof versus installing a new roof over the top of it. In general removal of the existing material and replacing with the new roofing material will provide the best long-term results. Be aware that building codes only permit two layers of roof.

7. If you have a roof repair job, ask for a detailed description of the existing problem(s), any structural damage to be repaired and how the roofing company proposes to fix the problem. The best roofing contractors will be able to show you specifically what is wrong, what caused the problem and how it can be fixed. They should also be able to describe this in layman's terms that you can understand.
