When looking to sell your home small-scale projects and replacements may be the way to go for shrtning the time it take to sell and acheiving a higher sale price.

The most valuable projects, in terms of percentage of cost recouped at sale, are exterior work that enhances curb appeal, These jobs include door and window replacements, landscaping and exterior paint work.

Most renovations in todays market will not be able to recoup the money spent on a quick resale because of the effect of foreclosures which is driving down appraisals.

Landscaping is a great way to enhance curb appeal and hence enhance the ultimate price your home will sell for. Exterior lighting, good outside paintwork, pruned trees and some nice paving are all relatively inexpensive but are great first impressions.

The best small projects are things such as Front doors replacement, minor kitchen remodeling and window replacements.

Other renovations like Home Office remodeling, Extensions to your master bedroom, adding a third bathroom, backup power generators, are the worst investments when looking at quick resale. When reselling the most important thing to consider is "Curb Appeal"

However if you are looking to stay in your home than if an improvement makes a home a nicer place to live, that may be reason enough to do it. And even a money-losing improvement can be cheaper than selling a house at a loss and shelling out thousands in closing costs for a new home that may not appreciate very fast.
