I'm Dan Polimino with ColoradoDreamHouse.com and this week's market update for the week of June 21st, I hope everyone had a great father's day weekend. Alright, this week, we're talking about foreclosures.

Back in 2006, Colorado was all over the news as leading the nation in foreclosures, both rate and the amount of foreclosures. Well, fast forward to 2010 and I'll tell you what, it's getting pretty hard to find foreclosures. It's either been bought up or they're just not coming back on the market, which are good things. It's even more difficult to find a good foreclosure and when we do, I'd tell buyers ahead of time that there is probably going to be two maybe even three offers going on at the same time and you could get into a bidding war, which most buyers don't want to do.

So I began counseling a lot of my clients and saying, hey, let's not focus in on foreclosures. Let's go after private sellers because we can probably find the house that you're looking for and a better price, with really no need to get into a bidding war!
