Location, location, location is a mantra oft repeated between real estate agents and property owners. Perhaps the saying in thrice is to overemphasize its importance as many tend to overlook or underrate factors affect property value. In simple terms, an apple in a bin at the local supermarket fetches a certain price. When that same apple is transported to new dwellings in a posh deli, its price exponentially jumps due to the new location. Although properties are not easily plucked out of their existing locations and transported to new surroundings, the principle remains the same.

A piece of acreage constitutes different meanings to various people. Land, a home, an office building or whatever else fits the picture so long as its roots cling onto some part of the ground. Living amongst the birds, high rise dwellers are not exempted from the rule as indirect contact suffices.

Real estate, synonymous with realty and real property, encompasses land and fixtures within in a legal binding sense. Short of buying an island whereby one's neighbors are far beyond the conventional picket fences, it is thus essential to check out the surroundings before making rash decisions. Property value is dictated by the neighborhood. As such, certain groups of residents may project a more positive image than others as pride of ownership is complemented with intellectual or trade affluence. Although one likes to think one is different from the other, deep inside, all subconsciously conform to the crowd.

It is ideal to be accessible to amenities as commuting becomes the bane of modern society. However sweet it may sound, it is not ideal to stay next to a school, playground or shopping district as many live to share their real estate nightmares. Noise, projectiles as well as lack of privacy insinuate themselves into one's yard and house. Walking distance is thus the preferred yardstick as opposed to seeing, hearing and smelling distance.
