Then, come up with a price that you are comfortable playing around with (negotiations are a sure bet) before you settle on the final list price. Once you have done this, you are ready to begin preparing your home.

Make sure that your home is clean (hire a cleaning crew if your home is really dirty), uncluttered, and easy to walk through. Remove any personal items from your home, paint any walls that are unusual in color, and do any necessary repairs. If you want to sink any money into remodeling (usually kitchen or bathroom), now is the time to do this work. Then, ask a friend to walk through the home with a critical eye and write down everything that they point out. Also, don't forget to spruce up your front, and back, yard. When all of this has been done, it is time to advertise your home sale.
