subject: Ideas To Improve The Value Of Your Home [print this page]

If you have to relocate suddenly, it is time to start making a list for all things to be done in order to sell your house at as high a price as possible. Many realtors say curb appeal is one of the best ways to grab the attention of those looking for a new home to purchase. It is important to make repairs or freshen the obvious to make your home more appealing to potential buyers. You will want to begin with the outside of the home.

Groom your yard, put in some landscaping. Do not put in a jungle, but just enough flowers or green plants to sharpen the look of the property. The last thing most people will want to do is spend all of their free time working in the yard mowing and pulling weeds. Mow and edge the yard so it is clean and well groomed.

Next, take a long hard look at the outside of your house. You will want to put on a coat of paint where needed in order to freshen up the look. Either put up new gutters, or simply clean the old ones and paint them so they look new again. If there are steps leading to the front door and back doors then the addition of wrought iron railing will enhance the natural beauty of the house. Freshen the paint on the window trim and repair any windows that need new locks or do not open.

Once the outside of the home has been taken care of and is looking great, next look at each room in the house to see what can be done to improve the their look. Sometimes cleaning the walls and baseboards and a fresh coat of paint is all a room may need to become move in ready. Clean the carpets and scrub the flooring in each room, or if need be, replace it. Remember, the better looking your home the more money you will be able to ask for it. A wrought iron railing for the stair rail for the stairway will give the home a more modern look and feel.

The kitchen and bathroom are next. Wipe down the cabinets or put on a fresh coat of paint. If the cabinets have been stained just add fresh clear coat and you may be good to go. Upgrade the fittings on all faucets, basins, and shower or tub tiles. Give the tub or shower a good scrub a new shower curtain or doors and voila, you have a new bathroom.

These are just the bare basics that you can do in order to put your house up for sale and ensure you will get a good price for it.
