Loft conversions don't usually require planning permission
I am still surprised at how many customers are still not aware of the full details of the permitted developments. Most are shocked that a loft conversions dormer does not require planning permission. The situation is however complicated by our beloved planning departments. Not all, I must confess are guilty of creating a smoke-screen.
Councils and thus planning departments are cash strapped in these difficult times. Planning permissions are down and so is the money coming in. With the cuts biting the situation can only get worse.
Planning departments are not giving clear directions on what is permitted development or what requires planning, putting the onus on builders and homeowners. This means the only real way to get a clear cut answer is a "Letter of lawful development". This costs and takes around two months, so wahts the difference in planning. Not much really !!!.
Not all planning departments are doing this, thank you Didcot and Solihull planning department, always quick and clear. Walsall planning are one of the worst.
If your property is not listed or in a conservation area and you have no roof extensions then you don't need planning. If you have extended your roof with planning you still don't need planning. If you have a ground floor extension you don' t need planning- thats pretty well it!!
Simple eh? so wake up planning departments and make it simple for us!!!
