Buying cheap land is a tricky issue, because buyers need to ensure not only that the land is cheap, but also that the surrounding area and services available reflect future potential for a comfortable lifestyle and resale value. One development of cheap Mexico beachfront lots in Campeche provide a good example.
In addition to growing tourism and large-scale private investment, the government is also investing in many improvements for the area. The most recent example of this is the modernization and expansion of the potable water network in Sabancuy, the fishing village about 10 minutes away from these lots.
About eight million pesos (700,000 USD) are being invested, and it is one of the main efforts of the current municipal administration. Other projects planned for the near future include paving and re-paving streets , construction of curbs and sidewalks, restoration and construction of parks and playgrounds, improvements to the dock.
While these lots have direct access to a very well kept-up federal highway running to nearby cities (about 45 minutes away) the improvements in the village will also be useful; the village is home to a very recently completed modern healthcare clinic. There are also a number of restaurants and small stores, which will be convenient for residents along the beachfront lots. As more buyers build and move onto their lots, more small services will probably appear in the village as well.
The nearest cities are Ciudad del Carmen (about 35 minutes away) and the charming colonial city of Campeche (about 45 minutes.) Both include small international airports, and Campeche is home to several larger services such as a Walmart and modern hospitals.
The historic center of Campeche is an attraction in itself; it is surrounded by pirate fort walls, and has recently been restored, with wiring placed underground, and facades of buildings repainted and redecorated.
Tourism and international interest in Campeche real estate has been growing; recently a high-end marina and golf development has been delivering condos to European and American clients.
In contrast to these condos, the lots mentioned above are very affordable only a fraction of the price! The improvements seen in the area, the new investment and growing tourism all suggest that these lots will increase in value significantly in the near future, especially with a home constructed on them.
