There are so many real estate classes and seminars available today for new real estate investors that you could probably sign up for one per week and stay busy all year. Busy listening, studying, and gathering information is how you'll end up spending most of your time.

There is never any harm in educating yourself. In fact, it's essential to your new real estate investment business to do your homework and know your product. There is a danger, though, in spending too much time learning and not enough time actually practicing what you learn in the books.

There is no substitute for good, old fashioned hard work. When you learn from the books or from listening to someone talk about their experiences there is much value to that. Now if you can go out and try some of the things you learn you'll get much more from the lessons.

When you are new to this business you are most likely personally unfamiliar with the scenarios that are presented to you in classroom instruction. The situations will make so much more sense to you once you actually try to implement a technique.

It may be a great idea to get the information, and then literally try what is presented to see if makes more sense. You'll have some real a-ha!' moments. Then go back and read the lesson again to further cement the information in your brain's data bank. This is really the best to learn and actually remember what you are learning.

The truth is that there is no substitute for actual experience. Hands on doing will give you insight that you'll never get from books or seminars alone. The tendency among new learners in this business is to go for the books and speakers first. It's very exciting to hear about someone who started out just like you and is now very successful. So successful, in fact, that they are now even teaching others how to do it. There's something very magical about that situation.

Enjoy the testimonies and teachings, but don't forget that they didn't get to teach those classes you are taking without plenty of practical field experience. Their testimonies won't include much in the way of which classes or seminars they took, or which books they read. They will be telling you about actual transactions and dealings that they were involved in and how they handled them.
