First up is the hooked on overages course. This one is sold authored by Rick Dawson and has been around a while.. Great system strong materials. It is based on tax sale overages. Unfortunately, tax sale overages are very rare. That is due to the fact that most of the municipal foreclosures need to be either without mortgages or liens a mortgage holder that did not react to the tax foreclosure notification. As you can probably imagine, this does not happen very often. Further, the price tag for this system is not friendly either, at seventeen hundred plus dollars.
Short Sale Riches - By Nathan Jurewicz. Good system, but it is still a short sale system. Same old same old, new package. Create margin as a middleman in the transaction. Yes there's some different angles here. But you're still chasing extremely difficult deals, with a limited prospective base. Don't forget that you are putting a deal together with a mortgage company who has to also negotiate with lien and mortgage holders behind it in line. If it forecloses, the mortgage company wipes out all claims behind it on the property. This one is also pricey, at almost a thousand bucks. Don't forget that even with a low amount of money down for earnest money, you have to have a lot of lines in the water to get a deal to fly, so there can be substantial out of pocket.
The deed grabber. This program is by Rick Dawson.. Deals with purchasing deeds from owners prior to tax foreclosure. Great upshot potential, strong program, great price point. BUT, it works only in trust deed states and you do in fact have to flip the property. You own the property - however cheap - and still have all the headache associated with ownership. Also, I've purchased deeds before and no, a couple of hundred bucks ain't gonna do it. This is the case regardless of how you phrase your approach. Price is nice and cheap but the lack of available prospective properties makes this a limited product. Perhaps a side deal or two.
Court House Riches - by Rick Dawson. Actually pretty cool. Good bit of info, combining a number of systems. But about a grand for this? Yikes. Maybe a nice re-packaged way to extend sales and audience?
Free and Clear Real Estate System by J Beck. It's a good program for tax sale investing. This is well written, detailed. At less than twenty dollars, this is really well priced. However, the additional information on available property is a recurring monthly bill just under $40 and there are crazy complaints about the back end support being about trying to sign folks up for mentoring. Not bait and switch, but borderline.
Land Profit Formula, now Land Profit Generator - By Jack Bosch. Okay, yet another deed grabber type of program.. The issue is that you still have to find an end buyer to cash out. Unless you've been under a rock, the thought of having to re-sell the property, regardless of how cheap, doesn't turn you on. Two Grand price tag? Whew.... Jack is obviously damn proud of that course.
Okay, let's look at the Rebel Millionaire System. Hate to admit it. But there is a plus here. That is, the partnership aspect that is offered. Unfortunately, the course is way pricey. Yep another one approaching two thousand big ones. And, maybe its just us, but short sales just don't do it for us. It's been done, guys. And the banks aren't stupid. The middleman deal here sucks. Sorry, not our top choice.
