NABERS is a performance based system, ratings are based on buildings operational outputs and provides star rating results from 1 - 5. NABERS is designed to provide a comparable rating against other buildings based on performance.
Benefits:
NABERS will provide commercial office buildings, hotels and shopping centre's the ability benchmark performance with a comparable NABERS rating, develop and manage energy efficiency targets whilst preparing and meeting Commercial Building Disclosure requirements.
NABERS ratings for offices may be performed on energy, water, indoor environment and waste. Additional rating options are under development, these include Data Centres and employee travel.
Information required for a rating includes the following:
1. Net Lettable Area (based on the Property Council of Australia's Method of Measurement 1997)
2. 12 months of energy consumption for electricity, gas and onsite generation;
3. Vacancy information for the preceding 12 months;
4. Number of workstations;
5. Hours of operation;
6. After hours requests for heating and cooling; and
7. Single Line diagrams.
Why you need a NABERS rating?
NABERS assists office buildings, hotels and shopping centres identify their current position and provides an easily comparable star rating result to other buildings and hotels in Australia.
With the passing of the Building Energy Efficiency Disclosure Act, commercial office buildings that meet the threshold will be required to attain a NABERS rating when sold or leased. Developing and understanding the process for data collection early will assist in transition.
How much will a NABERS rating cost?
A NABERS rating will depend upon the size and complexity of your premise and the availability of property data.
A rating may cost between $1000 and $4000 for a reasonably sized premise. Additional costs may be incurred if the data is not provided correctly and additional site visits are required.
