Many times as a custom homebuilder, I am asked just what is a call back and why is it so important to set the rules of a call back in the contract?
First, what is a call back?
A call back is an agreement with the new homebuilder under which they will come back to the newly built house and fix anything wrong with the construction.
Everyone should do a home inspection before moving into a home, even a new home. However, these inspections can miss small or hidden items. It is not until you have been living in a home for a while that you will begin to find some of these issues.
If the issue arises from the construction on your new custom home then the call back will have the builder return and take care of the problem. This way you do not need to pay for a handyman or other trade to come out and take care of the problem.
Some of the most common issues are door that do not open and close smoothly or mechanical items that are louder than they should be, often because they are not tight enough. Other common issues can be pipes that leak or that have not been turned on.
Obviously, after a period of time, you should have found anything that was not right with the new house and any problems would then be attributed to normal wear-and-tear.
The point where this crossover from the builders responsibility to yours is what must be clearly set in the contract, otherwise fights can and do arise.
