The documents which provide details about a person's property which is being utilized by someone else are known as rental agreements. The tenant pays the owner a decided amount and the property has been given on rent for a particular time. This document is prepared by owners; the person whose property is being rented out. The person who accepts it and signs it is the tenant; the person who will pay the owner to use that property. However, it has emerged that the rental or lease agreement does not sufficiently uphold either parties' rights, neither the owner nor the tenant.

Very precise conditions and terms have to be set down in the sample rental agreement. There should be precise and clear details about the lessee as well as the leaser. The sample rental agreement should have detailed and clear information about the terms and conditions that have been laid down, the rent payable, payment details, the tenant and clear information about him/her and the names and rights of both the owner and tenant should be laid down firmly. The sample rental agreement should include a declaration that clearly states who sole and true owner of the mentioned property. Additionally, the declaration should also state that the lessee has no rights over the house by any sort of means. Once the ownership has been clearly stated, all the conditions and terms that both parties have mutually agreed upon should be included in that sample agreement.

The term/agreement contain details such as the lease period, date of expiry and origin of the particular lease with proper and specific details, the amount of rent payable per month, refundable deposit for security if any and its payment details. The tenant should be warned about any formal duties regarding how the property should be maintained and kept clean, the owner's powers and rights and extra charges for maintenance that may be paid every month.
