What You Can Do to Reduce the Cost of Remodeling

In Oakland, home remodeling from First Rate Renovations, Inc. comes with over 100 years of combined experience and San Leandro area service since 1995. Here, David Pinsley, the vice president/senior designer/sales executive of the company, talks about how you can reduce the cost of a project by keeping it within the realm of what you can afford.

Knowing your exact budget limitations, if there are any, is key to designing any renovation project, and keeping the cost within the right boundaries. If you are about to embark on a renovation project, then the first thing you need to do is to select a contractor.

Have a Budget

Once you have selected your design/build contractor, designer or contractor, you need to come up with an estimate. That estimate, of course, is going to be based upon specific specifications. After reviewing those specifications which will detail all the physical items, including labor, which will go into your project then you can begin to talk about what you can do to reduce your cost.

The budget is the whole thing here. It is impossible to plan a renovation project without a budget because you just don't know what you are going to get. I gave someone a price not too long ago to remodel her bathroom; she seemed pleased and told me to go ahead. I later found out that the price I gave her was $8,000 less than the next person. She was only going by the price; she did not know what she was actually getting. That is not a good way of going about doing a renovation or remodeling project.

In addition, discuss your budget with your designer or contractor early on, with the person or people who are doing the cost estimate. Do this ahead of time, and hopefully the person can be like me someone who is familiar with all the costs involved and helps you with the selection process.

Know What You What

When it comes to a renovation project, some people know exactly what they want; they are what I call A-specific. The more people can be A-specific, the better chance they have of being able to get what they want. Working toward that goal, people should strive to know their priorities, what they need, and realistically what they can actually afford. After that, they can change the budget a bit, maybe by selecting some alternatives materials that will be more affordable, or buying a cheaper range of appliances or bathroom fixtures.

I suggest that you go with one specific product when other products will do the same thing you want, but cost less money. That's why it's important to get someone in the area who has contacts, who can get things for trade prices and who knows the market well. The right design/build team will oversee your renovation project from beginning until end, from the initial design concept all the way to buying the furniture.
