In my experience they sanitize and deodorize well but they are not great at removing stains and dirt. A steam Vac will do a better job of dirt removal even though it uses hot water and detergent rather than steam.
The other part of functionality to be considered is the amount of moisture that is left in your carpet. You really need a machine that will leave your carpets as dry as possible for a number of reasons. Firstly you need to be able to use the room and a wet carpet really shouldn't be walked on. Secondly leaving a carpet wet is more likely to case shrinkage and damage and finally there is a risk of mould and mildew growing on a carpet the longer it remains damp. Some machines clean well but leave the carpet wet choose one with a good drying function.
Make sure your machine will keep cleaning until your carpets are clean. You need a machine that has a good capacity and a lead that will allow you to cover the area without stopping to move the cable to another socket.
