AZ Horse Properties for sale...what you need to know!

If you are looking to buy horse property in AZ, you will want to know the following items:
1) How does the transfer of Arizona Septic Systems work?
2) What is flood irrigation and do I need it for my horse property?
Although these are only two items to consider when buying a AZ Horse Property, they are very important ones! In Arizona in order for a seller to transfer title into the buyers name, the septic system must be certified. If your agent doesn't know how to get your septic certified, then what? If an agent isn't an Arizona Horse Property Specialist, they may not even be aware of the need of a septic certification. There have been many times when I have walked the buyers agent through getting the septic certification so they can close in a timely manner. If I don't bring it up, tney wouldn't even have considered to bring it up because this is not something that is required on a regular home sale. If you don't have the septic certification to the title company in time for closing, your closing can be delayed.
Flood irrigation is a whole other issue. Some people LOVE having a property with flood irrigation. They want to be able to pasture their horses. If this is you, you will want an agent that can explain Arizona flood irrigation to you. The indians came up with the canal system in the Phoenix area and it is quite unique to the area. It is very inexpensive to water large areas of land...except when it is not. Some of the smaller companys in the Valley have their own irrigation companies and they are VERY expensive. If your agent doesn't specialize in horse property in the Phoenix area, you could be buying a home that costs upwards of $80 per hour to water your land. This is NOT something you want to find out after the fact.
