Most investors are confused between these locations and are unable to weigh the pros and cons of them. Both the locations have seen tremendous real estate activity in the recent few years and have evolved from barren fields to industrial/commercial and residential hub.
Noida has a great number of educational institutions and hospitals. Even Gurgoan for that matter, has a range of world class schools, colleges and hospitals. But Noida has slightly more number of hospitals than Gurgoan. Since both these locations have gated communities, water and electricity supply is not an issue in either of them. However, there is a slight difference between the two terms of roadways. The internal sector roads of Noida are way better planned than those in Gurgaon. Noida also has the advantage of having lower traffic due to less population density than Gurgaon.
The mall culture in gurgaon is famous and unbeatable. Though Noida also has some very famous entertainment and shopping centres, Gurgaon takes the lead with some of the finest and most popular centres in India. Both UP and Haryana Government have done a commendable job in transforming these places into magnificent future cities.
But we can not deny the fact that UP is too big for its government to focus all its attention on Noida. Haryana is comparatively smaller and Gurgoan is its only treasure box; so its prime attention is always focused on it.
These considerations cannot really help us draw a clear conclusion and decide which one out of the two is better from an investment point of view. But we should give relevance to the fact that Gurgaon has 4 times more industries/corporates than Noida, It is also close to the IGI Airport and even south Delhi is within a close proximity. Noida has been a little unlucky in geographical advantage, due to its proximity to Ghaziabad which has always been a negative point for its real estate. But now even Ghaziabad is improving and growing in terms of development and civilisation. May be a few years down the line itll be on the same pedestal as Noida, but theres still time in that.
Still nothing can be deduced regarding the investment potentiality of the two locations. Investment in RE is dependent on particular location factors- like the location of a particular project- its proximity to places around it- and in such considerations a lot of exceptions exist. Both Noida and gurgoan are too huge locations to consider these details.
