subject: A Look At Why House And Land Packages Have Become So Phenomenally Popular [print this page]

Buying a property is for most average people, the biggest investment theyre ever likely to make. It only stands to reason then that they will want to get the best possible deal, and of course theyll want to do things right the first time round.

Lots of buyers like to simply buy a vacant piece of land at first, and then when they're in a better financial position, they go ahead and build. As you might imagine, this approach does have one very distinct advantage. Should you buy a piece of land in the right area, and not build on it for a number of years, you could find it increases significantly in value.

This is in fact a very popular tactic between land speculators. They buy a piece of land, and then sell it for twice as much a few years later. A lot of speculators also believe houses are harder to sell than vacant land. When you want to sell a ready built house, you have to wait for a buyer that really likes the design of the house. On the other hand, if it's only vacant land you're offering, people can build any home they choose.

Despite this prospect of making a tidy profit, house and land packages geelong still tend to have the upper hand, and the trend looks set to continue. One reason for this is because the real estate industry doesn't have a very good reputation in general. As a consequence, they feel that established developers pose less of a risk.

Apart from what Ive just mentioned above, house and land packages frequently offer buyers exceptional value for their money. Developers will purchase a large swath of land and then subdivide that land into several smaller plots. Because they purchase such a large piece of land, they invariably get it at a discounted rate, and are therefore able to sell the plots at a discounted rate as well.

Most developers will also use the same contractors on all their projects. In a nutshell, developers do not like being ripped off, and contractors know this, which in itself can save buyers a ton of money.

You need to bear in mind that contractors usually hire on a labor only basis. When a developer supplies the materials for a number of homes, they have to buy in bulk, and this means they get the lowest possible prices. Many developers will pass at least a certain percentage of these savings on to their customers.

Another advantage is that as a buyer, you will have peace of mind in knowing that the quality of material is the same in all the houses on a particular development. Also, if you purchase your package from an established developer, you can be sure they'll want to protect their reputation for the sake of future projects.
