subject: Buying And Selling An Unwanted Property [print this page]

When moving into a brand new home there is often work that you want carrying out. Usually people like to move in and redecorate straight away, but this is usually just interior design jobs that do not take as long. When people purchase houses that are a lot cheaper they are marked down in price because they are in need of a lot more work, often derelict houses that have not been lived in for years. Carrying out research prior to putting in offers for these kinds of houses will mean you are better prepared.

You will need to work out how much it will cost you to have interior and exterior work completed on a house that is up for sale "cheap". If you are able to carry out some DIY jobs yourself, rope in a friend or simply hire people who are able to do it at a reasonable price, then it will be worth it. You will also need to have the time to spare as it can be an ongoing process and delays can occur.

After checking these pointers and you find out that you can get the job done at a great price, you should try to go lower with the offer. You can always get less and if people are desperate to sell it is a great time to use powers of persuasion and push for a lower price. Once the offer is accepted you can start looking at prices for internal doors, mouldings, timber, slate for the roof and any other necessities that you need to change straight away. Once all of the proper handiwork is completed the house will feel much more like a home, whether it is you who is choosing to live in it or if you are simply preparing it to sell on for a profit, or use to rent out.

Although you want to purchase cheaper products you still need to make sure they are of a high quality. Cheap is not always cheerful and paying slightly extra, not to the point where it is expensive though, is often the best way to go. This is especially the case if you are selling the house on or letting it out to rent as you do not want to have to deal with angry buyers. Even more so with tenants as you will want to keep up a good reputation, and it is also good to have a friendly relationship with those living in the house.
