First and foremost, realtors must understand the three priority components of their position in commercial or residential purchase or sales. They must be knowledgeable of the sales process; they must understand their state residential law practices, and they must be licensed. From education to law to licensure, realtors can choose to provide a focus in commercial real estate which branches into retail, office, and industrial spaces, or residential real estate which focuses on rentals, leases, and purchases of apartments, condominiums, and homes of all sizes and in all price ranges. All they have to do is find their strength in joining each client with the right property, at the right price, and in the right place.

All real estate professionals earn their education in the process of such sales during the completion of their required course(s), which culminate in their examination. The number of course hours that will be required to complete and the venue that is allowed for their education (online courses or not) is determined by the state in which each person seeks licensure. It is critical to one's burgeoning career to first find out how many course hours are required, the required material for the type of real estate that he or she would like to sell, and whether the online route is permitted, or seen as equivalent. It is recommended that the course hours be soon followed by examination, to ensure that new real estate professionals are abreast of the enduring and most effective executions of the real estate process. Some men and women pursue one license while others seek two or three because of their prime tri-state location. Regardless of the number of licenses sought, each person can remember that there are real estate programs and schools located in each state and, at the very least, near every major city.

Once he or she has determined their state requirements for a realtors' education and examination, they can have it completed in a matter of weeks or months. During this time, he or she will learn about the housing or commercial property in their area so that they are prepared to understand market value, comparables, and advise their clients within their price range to the best purchase or sale scenario for them.

These include acquisitions, sales, leasing, foreclosures, and property division but a realtor only has to deal with acquisitions, sales, leasing/renting, or property division, as it relates to the aforementioned. Realtors can work on either side of the acquisition or sale and he or she can work for either side of a property division or for both sometimes. At the foundation of what these professionals do is their knowledge of the purchase or exchange of property ownership, or monetary relinquish ownership or at least occupation of a property as sales, renting or leasing. Regardless of the area of real estate a new licensed professional chooses to participate in their education, their communication skills, and their love for this field will endure the market fluctuation for their success.
