According to the data released by the National Housing Bank, during April-June real estate Pune has topped the list in terms of residential property among 16 cities. Pune, being the tier-II city, due to the infrastructural development, the city is attracting number of Indian as well as foreign investors. According to Arvind Jain, joint managing director of Pride Purple Group, Baner, Aundh and Wakad re the prominent places noticed to have greater investment. The reason is that, this Property in Pune are centrally located from three important destinations i.e. Hinjewadi, Pimpri Chinchwad- the industrial hub and the Peth areas. All these three locations are very close to the expressway and is having calm and serene environment.

According to Shravan Agarwal, joint managing director, Pride Purple Group states that Kothrud, Bibewadi and Sinhagad Road are also on its highest demand as there is no vacant space over here as most of the residential projects in Pune for sale are limited to 3 and 4 BHK apartments. Within the last 6 months, the demand for the residential property in Pimpri Chinchwad, Western Pune has been increased. Thus the rental value for the multi storey apartment with respect to the property in Pune has been increased by 13-15% while the capital value has been increased by 5-10%.

Baner Road which is located on the east to the Dehu-Katraj bypas on NH4, is one of the rapidly growing area in term of Real estate Pune. It is strategically located near Hinjewadi IT Park, Mumbai- Pune Highway and Pune Expressway, which are the main advantages of the area. Some of the well known developers who have earned their fame by launching their project in this area are Welworth Properties, Runwal Housing, Yash Developers, Amar Developers, Kirti Developers, Aditya Builders, KB Developers, Supreme Universal, Gera Development Pvt. Ltd. The rate of those Pune properties varies from Rs 4,000 to 5,000 per sq ft and is equipped with all luxury features and amenities.

Certain report states that the rate of current residential properties in Pune especially in Bavdhan is between Rs 4,800 ans Rs 5,500 per sq ft, in Balewadi is between rs 3,600 and Rs 4,400 per sq ft, in Wakad is between Rs 3,800 and rs 4,500 per sq ft, in Hinjewadi is between Rs 3,500 and Rs 4,200 per sq ft and in Tathawade is between rs 3,000 and Rs 3,400 per sq ft.

Noting down the fluctuation rate in the Pune properties, Mr. Mazumdar states that the average rate of properties in the western suburbs about 7 years ago was in the range of Rs 1,500-1,600 per sq ft, but by 2007 it reduced to Rs 2,500-2,800 per sq ft and by the mid of 2008, the price moved to Rs 3,200-3,400 per sq ft and got stabilized around Rs 3,000 per sq ft.
