subject: Are You A Good Candidate For A Mortgage Branch Opportunity? [print this page]

Mortgage net branching is a business opportunity where you are given the authority to open your own branch of a mortgage company or organization. A mortgage branch can be you as a single mortgage practitioner, or an entire office where you have people working under you. There are many advantages to joining a mortgage net branching company, such as higher commissions and the ability to offer loans in multiple states. The question is, what are your chances of making it in this business?

The Big E for Experience

If youre planning to open a mortgage net branch, you need to have substantial experience in mortgage loans. This means you need to be having been doing it for years upon years. Also counted under experience are your knowledge and skills in facilitating Federal Housing Association or FHA loans, and the ability to prove them.

Requirements for Licensing

Youre Nationwide Mortgage Licensing System & Registry or NMLS licenses have to be up to date, or at least, you need to have applied for NMLS at the time of conveying your interest to a mortgage branching company that you are interested in a partnership with them.

Costs and Fees

You will be required to pay NMLS licensing fees plus costs for franchise and territory, requirements for national and state branching as well as materials you will need to market your net branch. Sometimes, however, all fees and costs, excluding the NMLS fee, will be shouldered by the mortgage branching company.

Proof of Incom

In order to qualify for mortgage net branch opportunities, you will, of course, have to demonstrate that you have sufficient income to meet the financial requirements of net branching. This income must not be received at one time, but rather in continuity so as to assure the NMLS that you have a realistic source of funds to sustain your branch.

Good Relations with Appraisers and Credit Companies

In most cases, mortgage branching organizations will oblige you to use the services of appraisers and credit companies they are affiliated with. In other words, you need to have good relations with these people if they are to do business you with you at all. In very rare instances, you as branch manager will have the freedom to hook up with credit companies and appraisers of your choice.

Opening an Office

If you are planning to open a mortgage net branch, you will likely be required to open an office where customers can file a Housing and Urban Development or HUD complaint. This is not always true, but it is in most cases, especially if youre dealing with companies that have established names in the industry.

If you think you are a good candidate for opening a mortgage branch businesses, your next step would be to look for net branching opportunities and a company that offers you the best partnership in terms of commission rates, bonuses and other benefits.
