Independent floor housing is a mid-way profile between the multi-storey apartment housing and the independent homes. The basic distinction is done on the basis of the number of residential units being developed on a single area and whether there would be any neighbours on the same floor or not. So, basically, it is just the same as living on a single floor of an independent home with the only difference of having the non-family members as neighbours. However, there are some basic differences which shall be noted:

1.Title: The first difference is that you get the title to the floor of the house in case you have bought an independent floor whereas in case of the independent home, you get one single title for all the floors which you would have constructed. In case of home, it is the title to the land. There is a separate registration of all the independent floors in the name of their owners.

2.Right for further development of terrace: In case of independent floors the right of further development may not necessarily lie with the builder. In some states, the builder retain the right over the terrace in case they have the plans to develop it further but this happens only in accordance with the provisions of the law.

These things could be the electricity meters and connections, water supplies through direct means and water tanks, water motors, etc. However, certain other things remain common such as the common approaches to the entry gates and access to the water harvesting systems.

4.Less liberty, more of sharing: The key to good living in the independent floors lies in the adopting a pragmatic and sharing based approach. There is less liberty than in the independent homes but a clear cut division of rights and responsibilities ensures that the residents live without any issues.

5.More security: There is definitely a better security in the independent floors type of housing since these units are located with in gated communities and, generally, operate as group housing societies with a central management committee formed by the members for purpose of managing day-to-day affairs of the community. Also, for a single piece of plot, there are three to four neighbours whicih itself provides a sense of security whereas there might only be a single floor in an independent home with neighbour only present next door and no presence of gated security.
