Buying real estate in todays market has never been so easy. Just look any real estate website today. Nearly every single website has a database of some kind or another filled with amazing deals. All thanks to MLS, a private real estate listing service. Today more than 49,000 real estate brokers, agents, and affiliates use the Multiple listing service. With millions of entries, its no wonder why.

But it wasnt always like this. In fact, it wasnt until the internet became popular that MLS really took off. Back in 1967 when MLS was introduced brokers and agents had to become licensed just to get access to MLS. But it wasnt even a database back then. Real estate agents had to buy a monthly copy of MLS in the form of a book just to stay informed on the latest real estate listings.

You think thats bad? Back in the 1800s they didnt even have that system. Instead, real estate brokers would actually meet regularly to exchange information on each others inventory. It was truly a you scratch my back, I scratch yours business. Needless to say, weve come a long way. Between phone books, local agencies, discount realtors, and the internet, its never been easier to get in touch with a real estate broker.

If you look online today, you will notice that nearly every state has its own database and some websites offer an even larger inventory spanning across the country; some even the world. Although you can find a lot about any given piece of real estate, it is safe to say that your real estate agent still knows far more than you. Not everything you need to know is online. The MLS system is limited to public eyes. Only authorized personnel are allowed to see real contents of list in MLS. Its almost like having someone on the inside. A good real estate agent will know everything about your potential house including faults and upgrades. That is why it is important to find an agent to represent what you want. Sounds easy enough right?

Finding a real estate agent really isnt that hard at all. Once again the internet is a great place to start. If you dont have access, check the Yellow Pages of your phone book. You are guaranteed to find someone in no time. Just make sure you are clear and concise with them. Let them know what you want or if you just want to browse. Most agents will be more than happy to help you out.

But dont let your agent do all the work. You do need to keep yourself in the loop. The better you are informed about any given deal, the better chance you will get a good deal. Keep in mind it is your house you are looking for, and as the paying customer you should walk away with a smile on your face knowing that you just received a great deal. If you arent completely satisfied, keep looking. There are thousands of options and plenty of professionals to help you along the way.
