Give the impression that you have several serious buyers. Create an environment where multiple buyers are competing to buy. If you schedule appointments one after another in close proximity, buyers cannot help but notice that they have serious competition. This strategy taps into a buyer's fear of loss, the single greatest spark to get a buyer to buy now.

Be selective in listing your property. Take a real good look at the agents, keeping in mind their batting average in selling properties at the listed price. Make a list of agents, choose the three most promising, and let them convince you they can best serve your interest. They should have a workable plan ready for immediate implementation. Be clear that if the agent doesn't live up to his or her promises, you want the option of canceling the listing.

Spruce up your home. It should be clean above all else, bright and sunny. Visitors should feel comfortable inside, so pay attention to the temperature setting. There are three things that you must pay attention to: How the house looks from the curb, when in front of the main door, and as soon as you open the door and enter the house. What the buyer will do next will depend on whether or not he likes what he sees on this visit. So you better be sure that the buyer will like what he sees.

Colorful flowers are excellent adornments to improve the look of your property. The door must look sturdy and in good condition.

Inside, the master bedroom and the kitchen are the critical areas. Put some new hand towels in the bathroom for show and flowers in the kitchen for ambiance.

Spend money for the upgrades that buyers want most. Improvements must be in good taste and need not be expensive, and just to make sure that you will do things right, inspect several houses that have similarities with your property. At any point in time, there are things that are "in" among buyers. For example, a Jacuzzi tub can be an important feature on homes in certain price ranges but can be a waste of money in others. The key is to ensure upgrades generate at least twice their cost in the home's final selling price.
