Land Surveying is nothing but an art and science of mapping and measuring land. In fact it is the worlds second oldest profession. It is very important for buildings, skyscrapers, railroads, bridges and airports. It is to be noted that when there is a need to add fence to a yard land survey is required because without knowing the exact boundaries fencing cannot be done. Thus, land survey is very important.

In Land Surveying, boundary survey and title survey are very important. Boundary surveys are a very integral part of the elements of design and construction in any project. This survey is done to provide a specific location to a particular property. In this process a land survey professional comes and inspects the topography of the land. This is mainly done for the following reasons: firstly, engineering design requires very precise results of land survey for designing purposes. Further, it is important to ensure that the particular land is capable of preventing building floods.

A title survey is helpful in facilitating different types of real estate transactions. It even certifies that a dwelling which is being built is in accordance with the design that has been approved. Land survey is very beneficial. For example a map survey is necessary to pinpoint exact locations while dredging bottom of a river or any other water body so as to avoid unnecessary complications. Survey is also essential while mapping out property that will be for public use like tunnels, air traffic and airports, roadways, cabling, pipes and railways. It is also needed when a parcel of land is split into many small lots.

Thus, surveying of land is very important and must be done to avoid future problems. However, for surveying a land there is a need for a Land Surveyor. The main duty and responsibility of a surveyor involves measuring, observing and mapping a piece of land. They use a tool known as total station to derive elevations of land, geometry and angle measurements. They also measure the distances along with GPS showing intersections with space satellites.

In order to become a successful Land Surveyor it is very important to have knowledge about zone, building as well as planning regulations. Further, it is also essential to be updated about the changes regarding them. He or she should also know about health policies, wetland rules and regulations regarding general use of land. The equipments including lasers, computers, satellite technology, etc used by a surveyor should be up to date.

A Stake Survey is usually performed on commercial property, industrial property, single family home, villa, duplex, town house condo or multifamily building. It is generally used by current owners of a property or potential buyers of a property.

The cost of Stake Survey depends on the location of the property, age of the subdivision, size of the lot and foliage coverage on the lot. In this survey all corners of the property are located and verified. Then drawings representing the results of the survey are prepared and in these drawings all potential encroachments are shown.
