subject: Landlords Responsible For The Industrial Cleaning Of Their Properties [print this page]

It is vital that all landlords ensure that their properties, whether its for commercial or residential use, are given a proper clean before they are used.

Landlords have responsibilities for the care of their tenants and to make sure that the properties they rent out are fit for purpose.

It is a fantastic idea to use industrial cleaning equipment to make sure that properties are ready for tenants landlords can get in professional cleaners to take care of this job.

Furthermore, the floors in the properties can be effectively cleaned using floor cleaning equipment hire.

Despite the obvious nature of landlords responsibilities to tenants, there is currently a knowledge vacuum in the rental sector, which has been driven by the increase in the number of accidental landlords, it has been widely claimed.

Further to this, a leading expert from George Ellis Property Services has warned that accidental landlords those who have been unable to find a buyer for their properties so have decided to rent or have been left a property in somebodys will who are not interested in educating themselves with regards to the rental guidelines and landlord responsibilities could end up with problems further down the line.

Additionally, it is vitally important that properties are fit for purpose by being cleaned before occupation with regular inspections undertaken thereafter.

Marie Parris, managing director of George Ellis Property Services, stated that: "As landlords there are myriad laws, regulations and guidelines we need to adhere to.

"Accidental landlords are likely not to have that knowledge, and you tend to find it's those landlords who are getting into problems."

Total Landlord Insurance recently conducted research into the issue and discovered that one in seven tenants said that they have a bad level of communication with their landlord.

Moreover, one in five tenants said that it takes their landlord over five days to respond to problems with the properties they have mentioned, with the same number stating that their landlord has not solved the major problems at all.

Ms Parris stated that applied knowledge was an essential part of succeeding as a landlord, and that potential new landlords need to ensure that they educate themselves with regards to the rental legislation and their responsibilities.

Ms Parris said applied knowledge is a vital part of succeeding as a landlord, and that newcomers to property-letting must educate themselves as soon as possible.

"The fallout from [not having a good understanding] is that you really could lose your property," she stated.

It is therefore "vital" that new landlords fully educate themselves, Ms Parris further added.

"One can also go to landlord associations and various exhibitions where you can get access to experts but getting that knowledge is really important."
