A home inspection is an examination of a home to determine the condition of the home. Often home inspections are done when the home is in process of being sold. Many separate factors are considered in this process, to give an overall picture of the quality of the home. Home inspectors have special certification and training to perform this service.

It is important to note that the majority of home inspections do reveal some problems, even on new homes. It is a good idea to be present at your home inspection so that you will have the opportunity to ask any questions you might have regarding problems found, such as to what extent the problem exists or how you need to resolve the issue.

What do home inspectors look for? It is safe to say that most, if not all of the accessible components of the home will be evaluated. The inspector will check the roof, attic, basement, foundation and walls, as well as the overall framing of your home. They are specifically looking for leaks in the attic and basement, cracks in the foundation, deformation or deterioration due to factors such as termites.

Heating systems and air conditioning units will also be scrutinized for proper installation and operation. Plumbing systems will be checked for leaks and water flow volume. The electrical systems will be checked to make sure no part of it is correctly wired. The point in this is to ensure less risk of an electrical fire.

Kitchen appliances are checked to make sure they work correctly. Laundry appliances are also checked to make sure they are working. Inspectors check for leaks in the washer and proper venting in the dryer. The hot water heater will be checked for safety, proper installation, and the age of the appliance.

Some home inspectors also check for mildew, mold, asbestos and other harmful substances. Be sure to clarify whether or not if the inspector does these checks. If they do not do this routinely, you may be able to request the tests for these substances

This is not a technical exhaustive list, but hopefully will aid you in having a better understanding as to what a home inspector is looking for. A home inspection is not anything to fear. It is always best to know what state the home in question is in so that you can make the best decisions possible.
