subject: Andrew Tate Discusses Hurleypalmerflatt Approach To Asset Management [print this page]

hurleypalmerflatt (http://www.hurleypalmerflatt.com/), the international building services consultancy, delivers strategic advice to clients on everything from energy management, to asset management.

Here, Regional Director Andrew Tate takes a look at how the engineering consultancy approaches the complex world of asset management:

Asset management is the term given to the management of property assets throughout their life cycle. Recent experience has demonstrated that the term has many interpretations by both the service delivery sector and end user client organisations leading to a general misunderstanding of the benefits by clients of implementing a robust asset management programme.

It is our belief that a successful asset management programme should be self funding within 12 months, with substantial return on investment thereafter that enables our clients to make informed decisions in relation to its property assets.

The Aim

The aim of the programme is to successfully align the management of the assets with the strategic objectives of the business which ensures maximum value is gained when procuring, maintaining and disposing of assets.

To achieve this our team combine and analyse data from financial and technical sources e.g. fixed asset registers and computerised maintenance management system, to create a portfolio wide projection of asset management activity. This allows much better planning and budgeting over the property portfolio cycle.

The team assembled combines both technical field engineers who gather data from the property portfolio with business analysts who build software models specific to each client to provide the following information over the lifecycle of any asset:

Capital replacement cost

Planned maintenance cost

Reactive maintenance cost

Failure cost to business

Safety cost

Energy cost
