In Mumbai the definition of the High-rise is soon to be changed as the state government has it way, the 120 meters (roughly 42 floors) building would classify as a high-rise unlike earlier when a building taller than 70 meters (approximately 24 floors) would be classified as one.

Seven years from its appointed the High Rise Committee monitor's the city's skyline, the government is heated and suspending the panel and instead appointed IIT and foreign experts. Developer point out that the bureaucratic delay in the clearance of the residential property in Mumbai by the High Rise Committee would subsequently lead to further delay.

Alarmed by the indiscriminate growth of high-rises in Mumbai the state government has appointed a five-member committee in year 2004 to screen all new proposals. This committee is in third term, the first term ending in 2007 and the second in 2010. Receiving a total of 307 residential proposals so far it has cleared about 200 while the rest are pending. The developers' fraternity has taken a positive stand on this new development.

As said by Mr. Surendra Hiranandani, Founder and MD of House of Hiranandani, points out that it should be changed to 150 meters, because that is the point after which structural design becomes complicated this change is highly necessary.

Similarly this move obviously take a number of buildings outside the cover of high-rise norms or committee. The opinion that all the norms related to a residential building should be a part of Development Control (DC) Rules.

As this will be the welcome move by the government a proactively practical approach by the authorities which will make available a lot of residential property in Mumbai to all the sections of the society particularly in the affordable segment as this will not only help developers achieve economies of scale but also bring approvals collective for several residential apartments and hence speed up supply creation which in turn should be able to ease the prices too.

In context to Mumbai where the space is huge problem, several developers agree that vertical growth is the only option possible. As Mumbai going vertical the state government's observes to move absolutely valid as new high-rise buildings are normally above 70 meters therefore they needed to redefine the height of a high-rise buildings from a real estate perspective.

In future this will result in collaboration of Indian developers with globally renowned architects for designing their residential projects bringing to the table international technology along with the quality construction resulting in faster delivery time.
