subject: Needed An Integrated Approach For Mumbai Structural Planning [print this page] An approach to have a better city where the planning of the residential property should be simple, economic and long lasting. One requires a strong administrator to see that the concepts of planning are taken implementation in the true sense of the city's interest.
True improvement of Mumbai city is only possible when it is well planned and designed with structural plan equally important is the presence of a strong administrator which implement these designed and plans.
The Development Plan gives the proposal that the Mumbai's Road should be widened due to the lack of
space and tremendous increase in ownership of car because the increase in population and all the roads are being used as parking lots too!
Present scenario shows the urgent need for a revised Development and Structural Plans needed for the Mumbai Metropolitan Region which involve an integrated master plans for different regions. Residential property of Mumbai should be master plan for the island city and different belts like Kalyan-Dombivali, Vasai-Virar, Navi Mumbai and the like. More importantly all the master plan shall be prepared by the Director of Team Planning and MMRDA in a time bound program having the function like a global master plan without multiple authorities.
Property of Mumbai should have the master plan with an integrated approach of threshold planning policy with overall control. Today there is no control for the land falling outside various corporations but falling within MMR. These pockets governed by MMR plan and overlooked by the planning department.
Mumbai city needs a structural plan more importantly is that it should be integrated and implemented. There should be an independent authority to prepare the integrated master plan which should be implemented within a minimum time frame.
What is more disturbing in today's approach is that master plans are prepared by calling tenders having the quotation of lowest fees. This type of approach perhaps will not be desirable in the long term. The policy of residential housing to the slum dwellers that came into force has proved to be detrimental. Today 60% of the Mumbai is slums and the number has gone up and it has become 10 times more in size than Dharavi making it the largest slum in the country.
Free residential housing to the slum dwellers has proved detrimental in a way the city has been totally spoilt from social, infrastructural, economical and law and order as well as environmental point of view.
Mumbai Discerning home buyers in the Mumbai Metropolitan Region (MMR) are now looking out for 'affordable luxury homes'. Now the home seekers have gone beyond 'location' which was a buzzword till some time back. Residential property aspirants are keen on location, price and product and on these fronts Dombivali-Kalyan and its peripheral areas are offering an unmatched solution to their needs. In short lifestyle options in Dombivali-Kalyan are truly placed on the way to being a global city and this what is next decade should be all about.
