Sometimes I lose track of what it felt like 'way back before I had a lot of experience buying and selling homes as an investor. But I do remember that it was a little intimidating, that's true. So I try to remember that selling homes is intimidating for many people, especially those who don't have any previous experience with a home sale.

Everybody knows that agents and attorneys have specialized knowledge for selling your house.

But what the real estate and legal professionals do not have is specialized knowledge about your home. That's right, you are the one with the specialized knowledge about your home, and no one else can compete with you regarding that knowledge. While you may not have the professional knowledge or experience, you know your home inside out and you know all the various features that will interest the next buyer. What you know is the stuff that is important when you need to sell a home fast.

It is particular information about the features of the home, the neighborhood, the schools, the services, the shopping and all the other things that attract buyers and often sell homes. You are the one who is the expert in the real, juicy and interesting things that sell a home, not the real estate agent or the attorney. You are a walking, breathing expert and that's why you need to get involved in marketing your own home online.

I always encourage sellers to use craigslist and ebay classifieds for the purpose of selling homes. Those are great places to post a classified ad with all the juicy details that buyers love to hear, and include a few photos as well. The vast majority of buyers are looking at those two sites online to find their new homes, even buyers who are working with a real estate agent. So, be sure to get busy and post your home for sale yourself, don't rely on your agent to do it because your ad will be much better!
