subject: The Wealth Of Opportunities Available To The Potential Purchasers Of New Homes [print this page]

Whilst house prices in the UK are on the rise again, fuelled in part by a shortage of supply and the increase in mortgage availability, if you are looking to buy a new home, there has never been so many ways available to simplify the process.

Rather than having to pay out for estate agents fees or the general hassle that goes with trying to sell your home independently there are now a number of schemes provided by new homes developers to make this process as simple, efficient and cheap as possible.

For example, if you are looking to move up the ladder from your first to your second home, a part exchange scheme may be just the answer you are looking for. Most builders are willing to pay a fair evaluation price for your current property and these funds can then be used as a deposit on your new home.

There are usually certain criteria that need to be fulfilled in order to be eligible for a part exchange scheme, however if you are able to go ahead it means you can potentially sell your home in a much shorter time scale than you would using an estate agent. This has the added benefit that there is no need to suffer the regular interruptions of buyer inspections and of course, no need to pay those costly estate agent fees.

If you are a first time buyer, there are now more options available to you since the crash in 2007, with a significantly higher volume of 95% mortgages available and many builders offering to pay 5% towards your deposit to help you onto that first rung of the ladder. Whilst the removal of stamp duty relief for first time buyers can be considered a bit of a step back, by shopping around it is possible to get a reasonable deal and the current climate means its now the easiest time in the last five years to buy that first home.

Finally, for those looking to downsize their current home, where a part exchange offer wouldnt be particularly suitable, many developers offer a free estate agent service to enable them to purchase a modern, well insulated home without having to pay estate agents fees and keep the cost and hassle of the move to a minimum.

With all these incentives available to enable potential home buyers to purchase a brand new home, the process of moving has never been simpler, regardless of the purchasers current circumstances.
