I know that choosing to sell my house privately has become important to my marketing strategy, especially in the tough real estate market we are experiencing today. I talk about the idea of sellers getting involved in marketing their own house, and I have been talking about this idea for many years. While the idea of selling a home by owner can be a little overwhelming, it bears some consideration by every seller these days.

Whenever I make a decision to sell my house privately I am actually taking on the responsibility for finding my buyer. That decision also means I cannot rely on anybody else to find my buyer unless I decide to delegate the responsibility. I'm sure it's obvious that I honestly believe that the full responsibility for finding a buyer for my house is my own. I believe that nobody else is responsible for the job of finding my buyer; I am the only one who is responsible, unless, as I said, I decide to delegate my responsibility when I sell a home or house.

Strange as it may seem, I'm going to use the example of mowing a lawn. Anyone who lives in a house with grass growing in the yard will have to mow that grass from time to time; perhaps once a week in the rainy season, or just once a month in the hot, dry season. But, mowing the yard is the homeowner's responsibility, and the job has to get done whether the homeowner mows it, or whether he or she asks someone else to mow it. However, he or she can also hire someone to mow the lawn, whatever it takes to get the job done.

Now, try to see the responsibility of selling a house the same way as you see the responsibility of mowing the lawn. Whenever I undertake to sell my house privately and don't hire anyone to help me sell it, it's as though I'm "mowing the lawn" on my own. Let's face it, mowing the lawn is a job and I have to do the job myself or I have to delegate it. And in the same way, delegating the job of finding a buyer to sell my home is simply getting someone else to do my job. I am delegating my job when I hire a real estate agent.

Try to think about selling your house the way you think about mowing your grass, and the notion of personal responsibility for the job of selling your home becomes much more clear.
