subject: Is It Really Safe To Sell Your Home Yourself? [print this page]

It's easy to know how to sell a home by owner when you've been doing it as long as I have! Over thirty years of experience as a real estate investor gives me plenty of life experience to draw on for my own transactions and to help other sellers as well. One thing I've learned the hard way is that nobody has more expertise about my home than I do. By that I mean any agent I might hire to help me sell my home is certainly qualified to find buyers, but I have the primary motivation.

An agent might sell my home or she might sell another home today. As long as she sells a home to her buyers she is doing well. She is probably doing a good job marketing my home on the multiple listing service, but she still does not have my personal passion for wanting my home to sell quickly. I'm the only one who knows the depth and breadth of my reasons and my motivation, and more importantly, I'm the only one who really understands my own time frame on which I need the sale of my home to occur.

And I am the one who also knows my home better than anyone else. A property inspector can come in and fill out a long questionnaire reflecting details I don't necessarily know about my home, but I'm talking about the livability of the home. I'm talking about knowing the neighbors and the shopping, parks, schools, clinics and other amenities in the area when my home is located. I know the local conveniences better than my agent or anyone who isn't already living in the same area. Sharing those neighborhood amenities in online classified ad postings is one of my secret weapons, and I can tell you for sure that it's how to sell a home by owner in the present market.

Take your time writing a classified ad that describes both your home and your neighborhood in great detail, and people who are genuinely interested in your home will love it. They will read it and they will email and call you for sure! Remember you only need one buyer, and the right buyer is not only going to take the time to click on your craigslist.com or ebayclassifieds.com posting, but he or she will probably pick up the phone and call you right away. That's the power of long, chatty classified ads that you can post online for free. Ask other people you know who have sold their homes themselves and they will confirm that's how to sell a home by owner online.
