Roof Repairs
Its not uncommon to have a spot or two repaired on your roof. Things happen, and a touch up may be necessary. Your roofing contractor should be available to do these simple repairs. It may be a loose shingle or a section of flashing that didnt seal properly.
You can tell, though, if its time for a new roof if you have to have it repaired frequently. You may find yourself repairing the same spot repeatedly, only to see it get worse, then it may be time for a new roof.
You may also discover your roof leaking in several spots. This is certainly an indication that its time to replace it.
Loose Shingles
Its pretty obvious that you need some roof repairs done if you have loose shingles. You can see the waving at you every day as you pull into the driveway. This can usually be taken care of with a simple repair. Have your Indianapolis roofing contractor come make the repairs properly, and you probably wont have any more problems with it. If, however, it appears that the shingles all over your roof have come loose, its probably time for a replacement.
Dips
Take a good look at your roof, and see if any dips in it. If it does, then it has a broken deck board. It may have been caused by people walking on your roof. This wont cause leaks, and isnt really much of a problem. However, the board may have broken under the weight of a repairman because of water damage. In addition, if the roof is sagging under its own weight, the deck board certainly needs to be replaced. Water damage in the deck boards is a major cause of concern.
Dark Spots
Look in your attic, and youll see the most evidence of roof leaks. Look at the vents and chimneys that protrude through to the outside. If you see dark spots around them, or dark trails leading away from them, its an indication that there is water leaking in around them. This means the flashing on the roof is not adequate.
See the Light
If you can see light through the roof, you may need to have it repaired. You can tell from inside the attic, where its dark. Check in the areas around vents and eves, especially.
