subject: Eye On Spains Real Estate Market [print this page]

Traditionally, the bulk of offshore purchasers have been from the United Kingdom, but that traditional balance is shifting. More and more buyers are coming from further afield, including Ireland, France, Spain, and countries of the former Soviet Republic. Even buyers from as far afield as China and Japan are finding and buying a wide variety of Spanish real estate.

If you are considering selling, this new influx of buyers means fresh opportunities for a successful sale for you. You may have decided to wait things out--see when the market has rebounded. Especially if you own a higher-end property, these new buyers are a sign that you should list your property now.

Find an agent with experience listing properties of interest to offshore buyers, because you will want your advert translated into several languages. An experienced agent can also tell you what will appeal most to the different markets and slightly modify your advert to appeal to that group.

For example, Japanese buyers are often attracted to properties at or near a golf course. If your Spain property has this feature, you will definitely want it to be mentioned prominently when your advert is translated into Japanese. Of course, location is still a primary driver of buyer interest. Murcia, in southeast Spain, is a favourite area for holidaymakers and second-home owners. In fact, the Murcia region is the area most requested on internet searches, indicating that interest in the area remains high.

Another factor driving the recovery in Spain properties is the build of the Paramount Theme Park, scheduled to open in Alhama, Murcia in 2014. Estimated to attract over two million visitors each year after it opens, each of those visitors will need a place to stay. Interest in investment property is, of course, high at this point, and for sellers this means a once-in-a-lifetime opportunity to market your property to a wide variety of potential buyers.

When creating an advert, be sure you or your agent includes how far your property is from the park, and how to get there. For example, 20 minutes by car to the new Theme Park, or easy access by public transport to Paramount Theme Park will give buyers a good description of where your property is located and how easy it will be for holidaymakers to reach the Theme Park.

Property in Murcia, as well as several other areas along the Costas, has remained in high demand. Sellers with properties in these areas should contact an agent and get an idea of what your property could sell for. Preparing an advert and marketing your property to the new offshore buyers is critical if you wish to sell while interest is still high. Property in Spain holds high interest for many buyers, and sellers should take advantage of this now.
