I often encourage people who are trying to sell a home as is because they may be getting a lot of dissenting opinions from friends and relatives, most of whom don't know much about real estate at all. In the world of real estate sales there are agents and brokers who list homes on the multiple listing service in hopes the home will bring the highest possible sale price for their clients' and their own benefit, since brokers are paid a commission representing a percentage of the sale price.

And there are investors who buy homes directly from homeowners in a hurry to make a sale to move on with their lives. I am an investor so I have worked with a lot of sellers in that category over the years. While an agent will usually go ahead and list a property that needs work, sometimes a lot of work, there's no guarantee that he or she will actively market the home. Without marketing most homes will not sell these days because there are so many homes on the market. So, that means your home may not get any attention at all, even though it's listed on the multiple listing service.

However, selling a home as is might be the best solution for you to get buyers. You will make calls directly to investors, which is an important part of the process, and it is what will bring you success. Contacting the right person who will be interested in your property when you're selling a home by owner is mostly a matter of giving a few real estate investors a call and inviting them to come see your home in order to make you an offer on it. That is how they work, and very often they will be able to make an offer on the spot, although sometimes they need to do a little research and call you back later.

My point is, and this comes from my direct life experience, you will be much farther down the line towards your goals if you call investors directly rather than waiting to see if anyone finds your home on the multiple listing service someday. Investors love to be the first one in town to know about a property for sale, so get a list of phone numbers together and call several investors the same day to get the most action and, hopefully, make a sale when you're selling a home as is. Making these phone calls can pay you back in a very short time.
