subject: Buying New Construction Condos At Safari Drive [print this page]

Scottsdale's Safari Drive has recently seen a spate of new construction condos that are attracting the eye even as they attract buyers. While the housing market is in a vice right now, you may be hesitant about taking a chance on any type of new construction home. But the opposite of this should be true. While the prices at this part of Scottsdale are not exactly cheap, they are currently at a low they will not see again for quite some time. Since the community is such a growing area, and the national housing market is expected to bounce back in the next 5 years, there may not be a better time than the present for you to take advantage of Safari Drive's current standing. If you want to do that, here are some things to remember:

1. Even new construction can be distressed

While Safari Drive has a promising future, you may still wish to check with your Scottsdale area real estate agent about the lender status. Many lenders are antsy in the current market, and they are willing to take a lower offer just so the property won't continue to bleed them financially. Ask about how long certain condos have been on the market and try to find any leverage that you can when approaching the owner with an offer.

2. The same luxuries elsewhere would cost a fortune

No one wants to pay astronomical prices for the add-ons. They want a great place to live and perks that are within reason, but not at the sacrifice of a quality price. Safari Drive offers just that to interested investors and potential homeowners alike. Before you write off the price of Safari's new construction condos, consider all the add-ons and compare them against other units that are available on the market. For value, you'll be hard pressed to find a better option.

3. Safari Drives are marketable

Why should this matter if you plan on living in the condo unit and using it as your long term home? Frankly, it means that you will be able to utilize the condo as more than just a place to hang your hat. You can rent it out when you are away. You can buy two units and use the other as a source of residual income that is priced effectively enough to cover the monthly cost plus defray your own living expenses. You could even use a second unit as a home office as long as you abide by state restrictions. This could get you a tax deduction and a break on the cost of commercial real estate.

There are just so many great reasons out there why the new construction condos at Safari Drive are the right choice. Don't let this time pass you by.
