Ever wonder what makes some beach homes take your breath away? Strategic staging for selling any home is important; but, most beach homes benefit from a certain type of staging. There are four key elements that will likely sway buyers towards buying your beach home.

Your first and foremost, consideration should be given to lighting. Many people living near a beach want to interact with nature even within their homes. If you do one major change, it should be to replace old windows. New windows, especially if they are also larger, will look brighter and cleaner and can make an older home look much more modern. Large windows, skylights, and open floor plans help to bring in natural light creating bright, airy interiors. The goal is to bring the outside in by capturing as much light and as much of the surrounding view as possible. Open the blinds, pull back the drapes, or eliminate old window coverings all together. Let there be no dark cobwebby corners - just open, bright rooms. Let there be light!

Second, consider color. By painting your homes interior white or off-white, the buyers attention will automatically focus on the window views. Wall or ceiling flaws are more likely to go unnoticed. White walls and trim camouflage different molding heights and older window trims, becoming instead, dramatic framing for your ocean views. Light-colored paint also makes the interior look larger and cleaner. If you do use colour, choose pale shades of colors that subtly mimic your homes surroundings - colors of the sea and beach that calm and brighten spirits. If you are replacing carpets, choose grey or beige carpets. Keep in mind that neutral shades do not offend anyone and the buyer has an easier time picturing their own furnishings in your home.

Third, consider your interior and exterior decor. Clear away all debris outside. Prune or trim any shrubs or trees. Cut back branches that block windows. Plant flowers in beds or pots near the entrance, on decks, or on patios. An ocean view is decoration enough. Keep decorations simple. Make use of the natural environment by using shells, driftwood, stones, or other local materials very sparingly outside and throughout the home. Display furniture, accent pillows, or a few decorations that seem to bring nature right in to the house by using pieces made from wood such as bamboo or elements such as stone or glass.

Lastly, think minimalist. Many people envision a beach home as a retreat. Minimal furniture creates a feeling of freedom from the clutter. Fewer pieces of furniture also make rooms look bigger. You want to create an environment that invites spontaneity through simple, streamlined designs. Clear away all clutter inside the home. Buyers will be quickly notice your homes interesting features such as rock fireplaces or granite countertops. Minimalist spaces create neutral places where buyers can imagine relaxing, living and enjoying life.

These changes to your home will likely create an informal, comfortable atmosphere of relaxation and peace - an atmosphere which results in the buyer feeling inspired to buy your home.
