1. Anticipate all responses When cold calling people that you don't know you will get a lot of responses and answers to all your questions, so make sure you always have something to say. The second you are quiet is the second the person on the other line is going to hang up and calling back won't be an option because that would be considered harassment.

2. Start with a clear and precise introduction The main thing people like to know when you are calling them is what is the purpose of the call. Never tell somebody that you want to sell them something, I have always found that saying something like "I have come across this great deal and just want to make as many people aware of it as possible." The trick to cold calling is to take the pressure off the person on the other line and make the conversation feel like it is between two friends.

3. Get personal One thing that most people like to hear is something that they like and understand. When I cold call somebody I always make sure I have something to relate to them with, for instance I make a lot of calls to people who live in nicer neighborhoods that are close to golf courses so naturally I always mention, " I just wanted to make this call and inform you of what I have to offer, I would have waited til later but I will be teeing off at ___ around ___. Have you ever played there?" This has worked to get an appointment about 80% of the time.

4. Throw out names Another thing I learned very quickly is people are always willing to talk to somebody that they don't know if they are associated with a similar person. For example the internet is a great place to find anything about anybody, so check online and see where somebody works or who their friends are on Facebook. Using stuff you find on facebook is a great way to get an appointment with a cold call.

5. Build a relationship The last thing I do is try to build a relationship with the person. Sometimes I don't build the relationship right away, I might wait a few days and call back and see how they are doing and just check in. This is a great way to establish business for later on down the road.
