subject: Which Builder Do I Chose [print this page]

Need work done on your house its tough economic times, the first question you ask yourself can I afford it, but you need it done, the next thing you think which builder do I chose the cheapest or the most expensive. As a builder in the UK I come across this more and more. So let's try to advise on the best course of action, first of all try to get about 5 quotes from local builders this should be enough to choose from. Ask to see the work that they have done, be sure to talk to the people who live in the house anybody can drive by a job and say I built this, but that, talk to the customers to find out for sure. Ask to see a payment and work schedule you pay in stages the contractor does a stage of work then you pay him or her a percentage of the total cost. I have come across people who have chosen the cheapest contractor paid him half of the money and then seen no more of the builder. Also builders are now lowering their prices to get the work and realizing they can't do it for that price halfway through the construction project. This is not to say that the builder who comes in cheapest won't be the best but if he is half the price of everybody else then there could be something amiss. The same goes for the most expensive just because he costs twice as much don't make him twice as good. One more thing if you don't like him or her when you first meet then 4 weeks down the line they won't be any better, if you like the builders personality at first then it's a start. If you follow these tips it won't guarantee you get the builder you want but it will help. The same caution can be applied to most tradesmen to a point, roofing contractors, electricians carpenters, should all come in the main contractor's price but shop around if you need house architects, as they can be expensive they should have letters after their name such as ALA. Association of Licensed Architects. They use the acronym ALA.. One of the things people ask me is how long have you been doing this line of work, I answer 30 years oh that's good comes the reply you must be better than him or her they have only 10 years experience. That should be the case but you can be a very competent builder after 10 years and a bad builder after 30 years it depends on the actual person, that's what I say about doing some research on the builders you are considering. That's it follow these steps and you should be OK. Anyway I hope I helped you decide which way to turn thanks Shaun.
