Buyers will have the house inspected, if you can provide paperwork showing that everything is in working order, you can avoid this and buyers will be grateful. Which may mean that you get your asking price.

You will also want to make sure that your house is clean on the outside, which may mean you have to power wash the outsides and take the time to make sure your shrubbery and grass are appealing. This is known as curb appeal and may be the way to first attract potential buyers to investigate your property.

Selling your home does not simply mean sticking a 'for sale' sign in your yard. There is much more to it to ensure that you get what you are asking for, as long as the amount is reasonable. However, you can be assured that if your house is not up to standards that the amount you are offered will dramatically differ from your asking amount.
