subject: Cancun Real Estate Increased Air Traffic Benefits Market [print this page]

Cancun real estate enjoys the benefit of being one of Mexico's most important centers for international activity, including tourism, high-profile events, business conferences, and music and culture. One of the most important indicators and results of this is the success of the Cancun International Airport, which also provides the direct benefit of easy travel for those who buy real estate in the area.

During September 2010, Cancun reported an increase more than 14% for a total of 674,118 air passengers; this represents 73% of the air traffic handled by the company which operates the airport in Cancun (Asur), which operates a total of 9 international airports.

Although one of Mexico's major airlines (Mexicana) ceased operations, there was little impact in Cancun because of the popularity of the destination and because of the large number of airlines operating in the airport.

This is also reassuring for expats living in Cancun, knowing that disruptions of this sort will not have any significant effect on their ability to return home for visits, or for the arrival of tourism, which provides the basis of the investment and infrastructure, and in turn the high quality of life enjoyed in this city.

The large number of tourists, the many options in airlines, and affordable, direct flights to anywhere in North America and many places beyond all tie into Cancun's growing role in Mexico as an international hub. The airport is already the second busiest in the country (only surpassed by Mexico City) and second runway built parallel to the first for simultaneous operation is allowing the airport to become an travel hub for connecting flights. While this does not directly bring more tourists, it does bring many more low-priced flight options, not only to the U.S and Canada but to South America and Europe.

At the same time, Cancun is also growing towards becoming Mexico's foremost location for international business conferences and multi-national events such as the upcoming summit on climate change. These events bring large amounts of economic activity, often in low seasons, and will help to continue bringing investment and new services to Cancun.

In addition to the benefits for all property buyers, the fact that Cancun continues to grow as an international hub is also good news for Cancun real estate investors. Diversifying international economic activity will add to tourism to help bring continued growth to property demand and value.
