* Is it a good neighbourhood? Everyone has their own individual ideas when it comes to what makes up a great location. If you have young children, it might be important to look at the location of schools, parks and other recreational facilities. On the other hand, an older couple might find it more relevant to have easy access to health services and other community support facilities in the area. Write out a check list of essentials for your neighbourhood to guide you in your decision making process.

* Repairs and maintenance. You will probably obtain a building and pest inspection report on the house before you decide to buy at, but before that you should take a careful look around the house and make a note of every item that needs to be fixed. For example, make sure the stairs, window frames, door frames and all external timber panelling is in good condition. Having to repair these items can be expensive so, even if you like the house, you need to bear in mind the costs that might have to be incurred. Also, check the state of the roof and the plumbing by turning on every tap make sure they work and take note of any issues such as taps which are difficult to turn off or which have impeded flow.

* If possible, its a good idea to go to a couple of local shops all government facilities to get an idea of things that are happening in the neighbourhood and whether or not there is a strong sense of community identity. Although this might not be important to every buyer it will certainly give you a better feel for the neighbourhood.

* The floor plan. One of the most important considerations is being able to fit into your new house comfortably. For this reason make sure you list your minimum expectations in terms of floor space for every room of the house. Make sure theres enough room for the parties you want to throw and for the guests you want to impress!

Its great to anticipate the enjoyment of moving into a new house once the furniture removal van has pulled away.
