subject: How To Create A Good Buyer's First Impression On The House You Are Selling [print this page]

You have to accept that the real estate market has been adversely affected by the global crisis that seems to recover in a very slow manner. In this economic difficulties, property values are considerably depressed; the market is down - very much below its position three to five years ago. Selling your house in this current situation will be difficult. Competition is very stiff so if you intend to sell your house, think of ways to get a fair value for your residential property.

Once you have offered your property for sale, the very instant it is listed by a real estate broker, your house is already under the scrutiny of prospective buyers. And what makes for a buyer's first impression?

CURB - this is one section of the house that is first seen by the buyer. This is the part that can make or break a possible deal. Remember that at the instant a prospective buyer inspects the property, a first impression can already be formulated from the appearance of your curb.

Curb appeal may be a menial factor in the valuation of the property. But this is a great issue in giving impression on a buyer. This is one of the small things that can make your house appeal to the buyer. This is the "first sight" when a buyer gets off his car to see the property. Thus it can be a deciding factor for the buyer.

Making the curb impressive

Sidewalks

You have to enhance the curb appeal of the property. So start with the sidewalks - keep it clean and tidy all the time. Maybe, you can take time to patch holes or uneven areas in your sidewalk. Although this is not your main duty, it is a must that you have to undertake if you want to create a nice appeal for the house you are selling.

Fence

Make repairs in the fence. Have the fence repainted. Make sure that the fence is in proper alignment in order not to create an eye sore to the buyer. Crooked, dilapidated and fence with peeling paint make the buyer go back to the car instead of proceeding with the property inspection.

Lawn and Garden

You will need to cut the grass, remove the weeds in your garden and if possible plant flowering plants. Different colors of flowers in the front garden create a good and soothing atmosphere. This will give a deeper aesthetic appeal.

Facade of the house

Again, implement repairs on the front windows, front doors and the roof. If you do not have to repair anything, at least coat these parts with fresh paint. The garage should also be repainted and retouched. If there is a side yard, keep this tidy also. Cleanliness and orderliness can create a nice appeal so keep the junk and garbage in their appropriate places or ir you can manage, discard them.

Minor things that can help you sell your house at a respectable price should be done prior to listing the property. This can be a great factor not only in selling it fast but also in increasing the house's value.

But do not concentrate on the curb alone, the interior of the house should also be prepared, repaired and repainted. Lastly, find a good qualified real estate broker. They facilitate the sale.
