Myth: A home loan requires a down payment

This is one of those myths that landlords probably came up with in order to scare people into thinking that they had to continue renting. In the past the average amount for down payments on a home loan was typically 20%. At that time, lenders were conservative as they wanted to ensure that their loans would be paid back in full so a large down deposit was usually required.

Things are much different now and the average down payment is about 5%. There are even loans available that do not require any type of down deposit. What this means is that you are financing 100% of the home.

These types of loans are generally risky lenders but if you are able to provide employment documents and you have good credit, then you shouldnt run into problems.

Things to watch out for with a no down deposit loan

There are many reasons why you may not want to put a down deposit on a home loan so it depends on your financial situation.

For example, that money could be used instead to purchase furniture for the home or even to pay off debt. In other cases, you may not want deplete your savings as having emergency funds is essential.

Before you decide on a loan, make sure that you completely understand the terms and conditions. Most loans that allow no down deposits typically have higher interests so be sure to shop around for a loan that meets your needs.

If you feel that you must put a down deposit then you can consider taking out a second mortgage or resorting to government aid for grants.
